Here are some tips to take the stress out of your HHT
When you are posted to the Ottawa Area, contact Monica Haddow with details of your wants and needs, so that you can start to receive all the listing as soon as they hit the market that meet your specific criteria. She will work with you, exclusively, on your House Hunting Trip so you receive the attention you require to find your new home or condo.
Make sure you have your contact info for your Relocation Rep. and your Military ID number which allows most inspectors to bill directly to Relocation Company. Your lawyer will also require this information.
Bring the contact information for your lender (cell or office number, fax and email) or if you are in need of a local mortgage broker, please contact Monica Haddow for suggestions for local mortgage brokers/specialists. I strongly suggest that you have a pre-approval completed before you go on your HHT so that you are viewing homes within your approved budget.

Check List For A Successful House Hunting Trip
Send Monica your list of the homes you wish to view prior to arrival. This will give your REALTOR® a chance to schedule the properties ahead of time and alert you if any have already been sold or currently have offers on them. if your closing date is not very flexible, then make sure you pass that info along to Monica. Discuss in advance any special requirements or medical needs that you or your family have.( schools, daycare, job, bus routes etc.) It’s best to make appointments in advance, to tour schools and daycares in the areas you are leaning towards.
Bring slip on shoes for easy removal when viewing properties. Bring a camera to take photos of the homes that make the SHORT LIST so that you can review at a later time. With the time crunch on any HHT, memories of homes tend to blend together and so this will be a great way to refresh your memory of your top 3 properties. Erase the pictures of the ones that get bump off the list.
Every Purchase and Sale contract require a deposit to be held in a Real Estate Trust Account or in rare cases a Lawyers Trust Account. Have a your cheque book with you. The amount varies depending on your price range but there is no set standard in Ottawa. Depending on the closing date, this cheque can be a personal cheque, certified cheque or bank draft, however this cheque will need to be deposited within 24 hours of an accepted Agreement of Purchase.
Keep a short list of the top 3 "KEEPERS" in your mind. Put the remaining homes on a secondary list and reject the definite "NOs". Write down the pros and cons that of each properties and book a second viewing to see which home will better suit your needs. Its like dating, you always notice new things on the second date, sometimes good and sometimes not so great. Second viewings if time allows really help in making your final decision!
